What renters insurance actually covers (and what it never does)

Your landlord's policy does not cover your belongings or your liability. The three coverages that matter, the sub-limits that surprise people, and the standard exclusions.

Renters insurance is one of the cheapest policies most people will ever buy — commonly in the range of $15–$30 a month in the US — and one of the most misunderstood. A common assumption is that the landlord's insurance covers the tenant. It does not.

What a landlord's policy covers

A landlord's policy covers the building: the structure, and usually the landlord's own liability for common areas. It does not cover your belongings, and it does not cover your personal liability. If a fire starts in your unit and damages neighbouring units, the landlord's insurer may pursue you for the damage.

The three things renters insurance actually does

1. Personal property

Your furniture, electronics, clothing and other belongings are covered against listed perils — typically fire, theft, vandalism and certain water damage. Two details matter more than the headline limit:

  • Actual cash value vs replacement cost. Actual cash value pays what your five-year-old laptop is worth today. Replacement cost pays what a new one costs. The difference is substantial on electronics and furniture.
  • Off-premises coverage. Most policies extend a percentage of your property limit to belongings away from home — in a car, in a hotel, in storage. Check the percentage; it is often 10%.

2. Personal liability

If someone is injured in your unit, or you accidentally cause damage to someone else's property, liability coverage pays for legal defence and damages up to the limit. This is the part people underestimate. A guest slipping on a wet floor can produce a claim far larger than the value of everything in the apartment.

3. Loss of use

If your unit becomes uninhabitable — fire, burst pipe, covered peril — this pays for temporary accommodation and additional living expenses above your normal costs. Without it, a displaced tenant pays for a hotel out of pocket.

What it usually does not cover

  • Flood. Standard renters policies exclude flood, same as homeowners policies. Separate coverage is required.
  • Earthquake. Excluded unless added by endorsement.
  • High-value items without a scheduled endorsement. Jewellery, art and some electronics often carry sub-limits — commonly $1,000–$2,000 for jewellery theft — regardless of your total property limit.
  • Roommates' belongings. Each tenant generally needs their own policy, or must be named on one.
  • Business property. A home business's equipment and inventory is usually excluded.

Why landlords require it

Many leases require tenants to carry renters insurance and to name the landlord as an interested party. The landlord is not being helpful — they are protecting themselves from liability claims and from being the de facto insurer of your belongings. Even where it is not required, the liability coverage alone justifies the premium for most tenants.

What this article cannot tell you

What your specific policy covers. Exclusions and sub-limits vary by insurer and state, and the declarations page — not the marketing summary — is the document that governs. Read the exclusions section before you assume something is covered.
