Pre-approval vs prequalification: the difference that decides offers

One affects your credit score and carries weight with sellers. The other is a budgeting estimate. Confusing them costs buyers houses.

These two terms are used interchangeably in marketing and mean genuinely different things. The difference affects your credit score, your negotiating position, and how seriously a seller takes your offer.

Prequalification: an estimate, usually soft

A prequalification is a lender's rough indication of how much you might borrow, based on information you self-report plus, in many cases, a soft credit pull. A soft inquiry does not affect your credit score and is not visible to other lenders.

Prequalification is useful for one thing: setting a realistic budget before you start looking. It is not a commitment from the lender and it carries no weight in an offer.

Pre-approval: a conditional commitment, usually hard

A pre-approval involves document verification — income, assets, employment — and a hard credit inquiry. The lender reviews your file and issues a conditional commitment to lend up to a specified amount, subject to the property appraising and your circumstances not changing.

A hard inquiry typically has a small, temporary effect on your credit score. If you are rate-shopping, mortgage inquiries made within a short window are generally treated as a single inquiry by major scoring models, so shopping several lenders in a compressed period is usually better for your score than spreading them over months.

Why sellers care

In a competitive market, a pre-approval letter tells the seller that a lender has already verified your finances. An offer backed by pre-approval is materially stronger than one backed by prequalification, and stronger still than one with neither. This is not a small edge — in multiple-offer situations it is often the difference between being considered and being passed over.

The mistake that costs people the most

Getting pre-approved, then continuing to shop for other credit — a new car loan, a store card, a furniture financing plan — before closing. Most pre-approvals contain a clause allowing the lender to re-check your credit before funding. A new debt obligation can reduce your approved amount or, in the worst case, void the approval after you have already paid for an appraisal.

The practical rule: once you are pre-approved and under contract, do not open new credit until the loan funds.

What this article cannot tell you

Lender requirements, turnaround times and the exact credit-score impact vary by lender, state and scoring model. Our mortgage calculator will tell you what a given loan amount costs per month; it cannot tell you what you will be approved for.
